   After almost a year and a half of uncertainty and the looming threat of demolition, the Luther Hotel is saved and is now under contract to Palacios native Nick Herman.  
  Thanks to the powerful support of a legal team that included John Griffin, Chris Bell, Sandra and Geep Hardy, Ernest Blansfield, Matthew Sloan, and Cal Bobbit, the legal hurdles with the probate court have been resolved.  
  From the first announcement of demolition through the court hearings and restraining orders, the 121-year-old Luther Hotel, designed by Jules Leffland, has faced significant challenges.
  However, this historic landmark - long the mainstay of the Palacios economy - is poised for a new chapter.   
  Nestled on 3.6 acres of land overlooking Tres Palacios Bay, the Luther Hotel will again host both local families, beachside holiday makers and heritage tourists alike.  
  March 15 marks a significant milestone as Nick Herman, representing SouthVest BDC, LLC, officially signed the contract to purchase the Luther Hotel from the Findley Estate for $1.55 million.   
  Nick’s father was stationed at Camp Hulen during World War II and married a local Palacios girl.   
  Nick has fought steadily to save the hotel since he first heard of the demolition plans.   
  He is actively coordinating with donors, investors, developers, hotel operators and historic preservation experts to bring his vision to life.  
  This vision includes preserving the building’s original charm while reintroducing features such as the ‘longest porch in Texas’.  
  Additionally, plans are underway to incorporate a destination restaurant, a wedding venue, and a spa and pool, ensuring the Luther Hotel becomes a vibrant community hub (historic gem/local landmark) once again.  
  Over the last six weeks, the Findley Estate allowed local volunteers to diligently undertaken the task of cleaning the hotel, paving the way for the experts to conduct thorough assessments and compile preliminary drawings and proformas. 
  Bringing a diverse and collaborative group together has been instrumental in reviewing the best development and implementation models for the Luther Hotel’s restoration.  
  This inclusive approach has sparked discussions around the possibility of establishing a unique organizational structure, such as a non-profit organization with a for-profit corporation under its umbrella.  
  This innovative model allows for the alignment of philanthropic goals with the operational capacity of a for-profit business.  
  In the context of historic hotels, this synergy is paramount.   
  A non-profit organization dedicated to historic preservation, heritage tourism, and community engagement can work in tandem with the for-profit entity responsible for managing the hotel’s day-to-day operations.   
  This joint effort guarantees that the Luther Hotel not only retains its historical significance, but also thrives as a vibrant center for the community. 
  With this thoughtful approach, we mark the completion of Phase 1, with a general outline below to follow over the next two and half or three years: 
  Phase 1: Saving the Luther   
  Phase 2: Planning and design in due diligence Period  
  Phase 3: Restoration of the Hotel  
  Phase 4: Reopen the Hotel   
  The Palacios Preservation Association is grateful to all the volunteers, the media partners, and experts who have contributed their time and expertise thus far.   
  According to the Independent Sector, the value of volunteer work is estimated at $29.86 per hour.   
  Just counting the hours of clean up, this amounts to a remarkable $20,000 in-kind contribution from the Palacios community towards the Luther’s restoration.   
  Imagine if we included the value of the donations from lawyers, architects, preservationists and each person who protested and attended court hearing to ensure the survival of the beloved hotel. 
  Meetings with restoration investors are to begin next week.
