Lynn Development to break ground on Valor Park in Bay City

Lynn Development invites the public to a groundbreaking ceremony for Valor Park, a new first-class residential development located on Carey Smith Blvd. in Bay City.
The 54.5-acre tract will feature more than 200 single-family homesites and amenities and will be home to approximately 230 residential lots.
The event will be at 11 a.m. Friday, Feb. 10, at 11:00 a.m. at Valor Park (2624 Carey Smith Blvd, and will officially kick off Phase 1 of the development.
The public is invited to attend and see the future site of the new homes, as well as meet the first featured builder of the project.
A major announcement from the developer is also expected at the event.
Valor Park has the potential to significantly increase the City of Bay City’s tax base and that of the Bay City Independent School District (BCISD).
The development is expected to generate over $4 million per year in new revenue for the BCISD once completed.
“We are delighted that BCISD bought into our vision to bring this project to life,” said Stuart A. Lynn, P.E., Founder and CEO of Lynn Development.
“Our company believes in this project and the local school system, and we are demonstrating that belief with a substantial up-front investment without the need for issuing bonds or funding the project through proposed tax increases on existing residents.”
Lot sizes in the subdivision will range from 50 feet to 70 feet, allowing for homes of various sizes to be constructed throughout the neighborhood.
The developer plans to feature a lead builder and to grant additional builders access to offer a diversity of floor plans and price points for residents.
Lynn Engineering worked closely with the City of Bay City Public Works and Matagorda County Drainage District 1 to become the first residential development project in the pipeline to obtain the necessary approvals to move the project forward.
“This project is excellent for our community,” said Jessica Russell, executive director of the Bay City Community Development Corporation.
“Every study tells us that Bay City needs housing at this price point. I’m overjoyed to work with a local developer to bring this project to fruition.”
Local industry and its expansion created an urgent need for quality, single-family housing in the Bay City area.
Demand and purchasing power exist to support the development of housing and amenities inside city limits. Few locations are as natural an environment for business growth as Matagorda County, Lynn said.
“This development will help Matagorda County businesses attract and retain a talented workforce,” said D.C. Dunham, Lynn Development’s Chief Operating Officer.
“It also solves a problem for the local school district regarding what to do with the property that had become a liability, while becoming a net positive for enrollment. We’re proud of this win-win-win scenario.”
The public is invited to participate in the groundbreaking ceremony to celebrate the official kick-off of Bay City’s first large-scale new homes project in several years.
